A clear roadmap, an experienced advocate in your corner, and zero pressure. Here is what to expect when you buy a home with me.
Zillow shows you every home. I show you the right ones. Tell me what you are looking for below and I will build a custom MLS search for you — then email matching listings as they hit the market, often before they show up on the public sites. No login, no spam, unsubscribe anytime.
Coming soon: An on-site MLS search you can browse yourself, updated in real time. I am finalizing the setup so it displays cleanly without third-party clutter. In the meantime, the personalized search above gets you the same listings — hand-picked, in your inbox, without you having to filter through the noise on Zillow.
Prefer to talk it through first? Call or text (479) 280-5385 — I answer personally.
Before we tour any homes, get pre-approved with a lender. Pre-approval tells you exactly what you can comfortably afford and signals to sellers that you are a serious buyer. I can introduce you to local lenders who serve the River Valley well, including VA-approved lenders if you are using your VA benefit.
We will talk through your priorities, your timeline, and what you are looking for in a home. Before we tour anything, we will sign a Buyer Representation Agreement that spells out the services I provide and how compensation works. No surprises, no rushed decisions.
I send you listings that match what you are actually looking for, schedule the showings, and walk every property with you. For PCS buyers and out-of-area clients, I do virtual tours so you can see homes in real time without flying in.
When you find the right home, I prepare your offer with terms that protect you and give you the best shot at acceptance. We talk through price, contingencies, earnest money, and closing date together so you understand every line of the contract.
Once your offer is accepted, I coordinate the home inspection and any specialist inspections needed. If issues come up, I negotiate repairs, credits, or adjustments on your behalf. I always recommend an inspection — it is one of the most important protections you have.
From accepted offer to closing typically takes 30 to 60 days depending on your loan. I stay on top of the appraisal, title work, and lender milestones so the timeline holds. At closing, you sign, get your keys, and the home is yours.
Talk to a lender and get a pre-approval letter. This usually means sharing recent pay stubs, W-2s or tax returns, bank statements, and giving permission for a credit check. Plan a few business days for the lender to issue the letter.
In addition to the purchase price, plan for closing costs (lender fees, title fees, prepaid insurance and taxes), the home inspection, and moving expenses. We will talk through what to expect for your specific situation.
Think through must-haves vs. nice-to-haves: bedrooms, square footage, lot size, garage, commute distance, single-story vs. two-story. Knowing what is non-negotiable helps us focus the search.
If you are using your VA benefit, request your Certificate of Eligibility from the VA and let me know your PCS report date if you have one. I can move quickly when you have orders.
Required disclosure: As of August 2024, buyer agents are required to have a written agreement with buyers before showing any homes. Compensation for a buyer’s agent is fully negotiable and is not set by law. Before we tour any property, we will review the Buyer Representation Agreement together so you understand exactly what services are provided and how compensation works for your situation.
The FAQ page covers buyer questions in depth — from compensation to VA loans to what closing costs really look like.
