The Buying Process, Step by Step


Get Pre-Approved

Before we tour any homes, get pre-approved with a lender. Pre-approval tells you exactly what you can comfortably afford and signals to sellers that you are a serious buyer. I can introduce you to local lenders who serve the River Valley well, including VA-approved lenders if you are using your VA benefit.

Sit Down Together

We will talk through your priorities, your timeline, and what you are looking for in a home. Before we tour anything, we will sign a Buyer Representation Agreement that spells out the services I provide and how compensation works. No surprises, no rushed decisions.

Search and Tour

I send you listings that match what you are actually looking for, schedule the showings, and walk every property with you. For PCS buyers and out-of-area clients, I do virtual tours so you can see homes in real time without flying in.

Make an Offer

When you find the right home, I prepare your offer with terms that protect you and give you the best shot at acceptance. We talk through price, contingencies, earnest money, and closing date together so you understand every line of the contract.

Inspections and Negotiations

Once your offer is accepted, I coordinate the home inspection and any specialist inspections needed. If issues come up, I negotiate repairs, credits, or adjustments on your behalf. I always recommend an inspection — it is one of the most important protections you have.

Closing

From accepted offer to closing typically takes 30 to 60 days depending on your loan. I stay on top of the appraisal, title work, and lender milestones so the timeline holds. At closing, you sign, get your keys, and the home is yours.

Before We Start: A Quick Checklist


Pre-Approval

Talk to a lender and get a pre-approval letter. This usually means sharing recent pay stubs, W-2s or tax returns, bank statements, and giving permission for a credit check. Plan a few business days for the lender to issue the letter.

Budget Beyond the Price

In addition to the purchase price, plan for closing costs (lender fees, title fees, prepaid insurance and taxes), the home inspection, and moving expenses. We will talk through what to expect for your specific situation.

Your Wishlist

Think through must-haves vs. nice-to-haves: bedrooms, square footage, lot size, garage, commute distance, single-story vs. two-story. Knowing what is non-negotiable helps us focus the search.

VA Buyers

If you are using your VA benefit, request your Certificate of Eligibility from the VA and let me know your PCS report date if you have one. I can move quickly when you have orders.

Compensation for a buyer’s agent is fully negotiable and is not set by law. Before we tour any property, we will review the Buyer Representation Agreement together so you understand exactly what services are provided and how compensation works for your situation.
